Our Business

We finance office buildings, retail centres, warehouse properties, and multi-family projects with loans ranging from $5 million to $250 million typically on 5, 7 or 10 year terms with 25 year amortization; however, loan terms can be tailored to meet your needs.

Our regional and head office teams work together throughout the commercial mortgage origination, underwriting, closing, servicing and collateral review processes.

Our prescreening process will provide you with certainty of execution on our ability to follow through on an Application. This is followed by our underwriting due diligence which includes review of 3rd party appraisals, environmental reports and property condition assessments. Upon approval of your mortgage loan, we provide you with our Commitment Letter and work with you throughout the loan closing process guided by an in-house team of commercial loan closing specialists and local legal counsel.

After closing, your mortgage will be serviced by Manulife's Mortgage Servicing department in Toronto.

During the life of the loan, if you encounter any situations which may affect the property and/or the loan (sale and loan assumption, secondary financing, etc.), our regional office is there to work with you and will coordinate a solution with our head office teams.

Our Collateral Review team is responsible for ongoing surveillance of the Canadian commercial mortgage portfolio. Revolving around the continuous re-assessment of critical variables that affect our assets, the annual valuations include all aspects of default management.

Our Portfolio

Manulife's Real Estate Finance Group holds a diverse mixture of commercial mortgages both in terms of property type and location. More than 98% of the portfolio is Investment Grade or higher.

As at September 30, 2017, our total assests under management is $11.9 billion comprised of $11.2 billion in conventional mortgages and $0.7 billion in CMHC Insured loans.
